Please note that the monthly HOA fee will be increasing to $220 effective January 1, 2025. If you are currently on auto-draft directly through David Floyd & Associates, Inc., your monthly drafts will increase automatically in January. If you pay your HOA fees online, via mailed check, or via bill-pay, please be sure to pay the new amount going forward.
The State of Tennessee mandated that all condominium associations have reserve studies conducted before January 1, 2025, and all condominium associations must update their reserve studies every 5 years going forward. The HOA’s reserve study report indicated that reserve funding needs to increase in order to be able to fund future capital expenditures without having to implement sizable special assessments. The vast majority of the additional income produced by the HOA fee increase will be used to increase reserve funding.
